Why should I invest with you?

We don’t speculate on deals or markets. Our deals are underwritten by our experienced experts and validated by management, property managers, and lenders prior to committing to acquire the asset.
  • We care about the deal. Our deals are managed by professional property managers experienced with the asset type, market, and legal compliance. Their customer service approach assures that our residents are happy where they live.

What type of funds can I use to invest?

Where do you invest?

We focus on performing multifamily assets that provide both cash flow and opportunity for equity growth. We only select and invest in markets with above average historical population, job and income growth from multiple industries that will ultimately drive diverse economic growth. We do not expose our investors to markets with unfavorable landlord-tenant laws, have a high level of risk, or an unfriendly business environment.

What is a K-1?

Similar to a 1099, a K-1 form is an accounting of the tax income for the year. Each investor receives one per investment. K-1 forms are most commonly used in partnerships and in real estate ownership.

How often should distributions be expected?

Unless otherwise specified, an investor can expect to receive quarterly distributions. Bulletproof Cashflow also distributes capital to investors at the end of the year, depending on the performance of the properties and when properties are sold or refinanced.

How will I be updated on the progress of my investment?

Investors will receive asset management updates via email on each investment and a detailed investor report every quarter.

What happens to the money when I fund an investment?

Funds can be wired directly into the subscription account of the fund or sent by check.

Can I invest through my LLC, LP, trust or IRA?

Yes. Investors are able to invest through an LLC or trust. Investors are also able to invest through their traditional self-directed IRAs.

Am I able to cash out of my investment at any time?

No. Real estate investments typically have a long-term time horizon unlike stocks and bonds. We typically plan for a 10-year hold. Depending on the deal, we may refinance sooner (2 to 5 years) and it may be possible to open up the shares for an internal investor buy-out.

We do not pay commissions to anyone for raising money nor do we charge set-up and dividend reinvestment fees. As a partner and investor, you are given direct access to the shares in our deals, not through salespeople or brokers who are paid commissions. In essence, you cut out the middleman which results in more of your money being directly invested in the deal.
